房屋管理与维修养护
  小区的主出入口设有小区平面图,主要路口设有路标,小区内楼、单元、户门标号明显,清楚明白,日常管理中发现标识不清或脱落立即进行更换。在房屋管理上,每日安排人员对小区进行巡视检查,发现问题及时处理,严禁私搭乱建及改变房屋用途现象,室外招牌、空调等严格按要求设置,保证整洁、统一、美观,保持房屋外观的完好、整洁。装修过程有专人跟踪检查,发现违规违纪情况及时制止,并下发整改通知单,限期整改,确保了装修施工过程井然有序。
  共用设施设备管理
  为了确保设施设备高效平稳运作,建立了严密的管理制度、操作规程、应急方案、检查维护记录,按时检查维保,以保持设备完好、运转正常,利用维修、保养等手段,恢复设备的精度性能,满足小区对设备使用的要求。阳光物业对设备设施管理主要以预防为主,坚持日常保养与按计划维修并重,使设备处于良好状态。主要做到三好(用好、修好、管理好)、四会(会使用、会保养、会检查、会排除故障)、五定(定量、定人、定点、定时、定质)。

小区出入口处设置门禁系统,业主凭车辆车牌号码识别出入,这样即大大节省了业主时间,也提高了物业的管理效率。门岗24小时有人值守,记录齐全,填写规范。小区内设有巡更点,巡逻秩序人员按规定路线24小时不定时巡查,发现问题及时处理。秩序员训练有素,定期接受培训,言语规范,认真负责,了解小区的情况,对小区内的车辆停放严格管理,对涉及人身安全的危险隐患能及时发现及时处理,如遇有紧急情况能第一时间到达现场解决。安全第一,小区内的消防安全是一项至关重要的大事,在安全管理方面我们的目标是全年安全事故为零,为了实现这一目标我们采用了“全员皆兵,预防为主”及“人防加技防” 的工作原则和管理方式。
1、全员配合,确保小区安全平稳运行。
  为了保证小区安全管理无死角,事事有人管,管理中打破部门界限,树立每位员工都是公司主人翁的思想,提倡一岗双职、四方联动等管理模式,先将班组长以上人员的思想调动起来,确保各班组、各部门工作的良性运行,提高项目的战斗力。
2、每月组织一次安全培训,提高员工的安全工作能力。
3、每月组织一次消防演练,加强消防安全管理。
4、公司每月组织一次安全大检查,寻找不足,学习经验,使管理提高了一个台阶,在重大节日前都会组织班组长以上人员对小区进行全面安全隐患排查,及时发现问题、改正问题。
5、要求各部门主管学会对危险源进行辨识并掌握排除方法。
6、成立安全机构、制订制度、签订安全责任状。领导小组由项目经理任组长,对相关制度进行了贯彻落实;层层签订安全责任状,即项目经理同部门签,部门同员工签,施工时项目同工程队签。强化了大家的安全意识,保证了安全无事故。

环境卫生管理

  绿化养护管理
